Can non-residents get a mortgage in Portugal?

Yes — and it's more accessible than most people think. Portuguese banks actively lend to non-residents, particularly in high-demand areas like the Algarve. The process is different from resident mortgages: loan-to-value ratios are typically lower (60–70%), and the documentation requirements are more extensive. But with the right intermediary, it's entirely manageable.

I have extensive experience guiding expats and foreign investors through the Portuguese mortgage process — from the UK, USA, Ireland, Germany, France and beyond.

Frequently asked questions

Is the service really free?

Yes. I'm paid by the bank that finances your loan — never by you. Whatever you decide, you pay nothing.

How much can I borrow as a non-resident?

Typically 60–70% of the property value for non-residents, compared to up to 90% for residents. I'll assess your specific situation and find the best available offer.

Do I need to be in Portugal for the process?

Not necessarily. Most of the process can be handled remotely. For the deed signing, you can attend in person or grant power of attorney to a local lawyer.

Which banks do you work with?

BPI, Santander, CGD, Novo Banco, Banco CTT, Bankinter, ABANCA, UCI, BNI Europa and Crédito Agrícola — plus finance houses Cofidis and Cetelem.
